Conveyancing fees
Our fee for a straightforward conveyance is 1% of the price + IVA, subject to a minimum of €2,000 + IVA, plus disbursements. It is paid in stages as the matter progresses.
| Stage | Payment |
|---|---|
| Initial consultation | €120 + IVA |
| Payment on account (on instruction) | €650 + IVA |
| Contract signature stage | €600 + IVA |
| Rest of conveyancing fee, at Notary signature | Balance of fees |
The payments on account are credited against your final fee. Our fee covers due diligence, contract negotiation, and completion at the Notary. Disbursements are extra. More complex matters may cost more, but you will be informed of this if it arises at the property investigation stage, once instructed.
Buyers pay transaction taxes (Transfer Tax, or IVA and AJD tax), plus Notary and Land Registry fees — the taxes are usually the largest cost. Sellers should budget for plusvalía tax and capital gains tax, where a gain is made on the sale.
How it works
- Consultation — we discuss your case by video, phone or in person, and try to flag any serious obstacles early.
- Payment on account — on instruction, this lets us begin work; it is credited against your final invoice.
- Updated estimate — after due diligence, we update our fee for any complications found.
- Exchange of contracts — after the contract is negotiated and signed, a further payment on account is made.
- Transaction costs — as completion is arranged, we estimate the remaining taxes and fees so you can budget.
Spanish probate and property regularisation
We also handle Spanish probate, inheritance, and property regularisation (including AFO status). Every case differs, so we can’t quote a fixed price in advance — we discuss it at your consultation and give a clear idea of the likely costs. Time-charged work is €150 + IVA per hour.
Spanish wills
| Service | Fee |
|---|---|
| Straightforward will | €200 + IVA |
| Complex wills or estate planning | Quoted at consultation |
Wills are drafted in dual-column English and Spanish, so you know what you’re signing.
Power of attorney
| Where it is granted | Fee |
|---|---|
| Granted in Spain | €200 + IVA, plus Notary fees |
| Granted abroad | €300 + IVA, plus Notary fees and disbursements |
Where a power is executed in Spain, a translator fee also applies. A power of attorney granted abroad costs more, as the local formalities and the dual-language drafting make it more complicated. Where difficulties arise in the granting of a power abroad, or there are delays outside our control, the fees will be more, though we can advise you of this as the matter progresses.
